Schedule of Condition

If you’re a business taking on a commercial lease - or a landlord leasing out your premises - a Schedule of Condition is a key document that helps protect your interests and assets. It involves a detailed visual inspection of the property, both internally and externally, followed by a written report and photographic schedule.

The schedule provides an accurate snapshot of the property’s condition at the start of the lease. It should be completed before the lease commences (and ideally before formal signing) and appended to the lease to form part of the legal agreement.

A properly prepared Schedule of Condition can significantly reduce the risk of future disputes or claims relating to damage or repair responsibilities at the end of the lease term.
