Homebuyer Surveys (L2)

A Homebuyer Survey (RICS Level 2 equivalent) is designed for clients seeking a professional opinion at an economical price. It is less comprehensive than a Building Survey and provides an assessment of the general condition of the main elements of the property. While the inspection is not exhaustive and no specific tests are conducted on service installations, a full visual inspection of all accessible areas is carried out to give a general impression of the property’s condition.

As standard, our homebuyer surveys also include a drone survey - enabling safe, accurate, and detailed inspections of hard-to-reach areas such as chimneys and roofs, which are typically the most exposed and vulnerable parts of a building.

This type of survey is suitable only for conventional properties that are in reasonable condition and have not been extensively altered or extended.

The survey report includes a brief description of the construction and condition of the main property elements, highlights any serious issues or defects requiring urgent attention, provides advice on ongoing maintenance, and suggests any further investigations.

As part of our service, we also offer a follow-up telephone or video call to discuss the report and ensure you fully understand its findings.

Buying a property is likely to be one of the most significant financial decisions you’ll ever make - don’t take the risk of proceeding without a comprehensive assessment from a Chartered Building Surveyor.
