Appointed by a private client to undertake a comprehensive Level 3 Building Survey of a circa an early 1900’s altered and extended two-bedroom mid-terrace solid brick property.

The service included a drone-assisted roof inspection and followed our standard five-point communication process, ensuring clear engagement and updates throughout. The assessment provided an in-depth evaluation of the building’s condition, highlighting a range of defects, deficiencies, and risks, along with recommended repair and improvement works.

Key issues identified during the survey included:

  • Chimney stack in poor condition, with suspect alterations to the breast in the roof space

  • Roof coverings deteriorated, particularly the flat roof covering serving the extension

  • Timber single-glazed windows decayed, twisted, and in some cases in-operable

  • Various past alterations that have inadvertently created major problems

  • Significant moisture-related issues, especially on the ground floor

  • Outdated electric and heating systems

  • Fire safety concerns, including missing smoke alarms, no alternative means of escape, and gaps in the party wall
